Unsecured term loan. Asked for £150k for a second site while already carrying borrowing, and completed above the amount asked for.
Two daysCommercial finance for UK limited companies.
Every case is read the day it arrives. Two days from statements to funds on a clean case, and you hear from us on the days it takes longer.
What we are for
Three things that make the difference.
You will know the same day, and most brokers cannot say that.
Send six months of statements and you have an answer the same day on a clean unsecured case, rarely more than forty-eight hours. Nothing sits in a pile waiting for somebody to get to it. Property runs to the transaction, the valuation and the solicitors, and we tell you which of the two you are in.
Your case goes to one lender, not to all of them.
Applying everywhere and hoping is how a good business ends up with four declines on its file. We pick the lender the case is actually strongest with, and if the answer improves by waiting, we tell you that too. Lender behaviour moves quarter to quarter and almost none of it is announced.
The first facility is the least interesting one.
What matters is the second and the third, as the business grows into them. If a case is not fundable today we tell you what would change that, and we work on it with you. Most of our business comes from people who came back, and from the people they sent.
Two unsecured facilities against the trading business. The enquiry was for a property loan.
Three daysA few of the cases behind the numbers.
Client names are not published, and never will be. Amounts and timeframes are as completed.
Bridging finance, restructured over a far longer term than standard. Judgments on file and declined across the market despite clean statements.
Three weeksSeventeen unsecured facilities since 2019, starting at £73k. Every top-up ran in a day or two rather than a fortnight.
Two daysThree unsecured facilities, and property finance alongside them.
The rate is not the difference. What the balance does week by week is.
Business loan
up to £750,000
A fixed sum on a fixed schedule. Usually the largest facility on the panel, and the right structure when you need capital outright.
Property finance
from £150,000
Bridging for time-critical transactions, and portfolio facilities drawn against equity already held.
Credit line
up to £200,000
An approved limit you draw from as you need it, each drawdown on its own term. For uneven working capital, not a single lump sum.
Business credit card
up to £75,000
A revolving limit for spending, with the ability to move funds into the business account. Usually sits alongside another facility.
We fund most sectors. In four of them we know how the money moves.
Deals recorded
Automotive
Our largest sector. We know stocking finance, forecourt cycles, and why a dealership’s balance sheet reads far worse than the business behind it. Most lenders do not, so placement matters here more than anywhere.
565+Retail
Supplier terms, stock cycles, and the seasonal pressure that sits on both.
140+Construction
Late payment down the chain, and retentions sitting with someone else while wages are still due on Friday.
76+Logistics
Contract work for the national carriers, and the gap between the job being done and the money arriving.
56+Foresight
See the cost before you speak to anyone.
Not a repayment calculator. Four facilities, each priced on the mechanics it uses, from eight years of what the market actually did. What completed, what was declined, and at what price, across every lender on the panel. No one lender sees that. Each of them sees its own book.
Pick a facility, type an amount, and you get a monthly cost from lower to higher. It takes nothing from you. No name, no company, no contact details, and nothing is recorded.
It is an estimate, not a quotation. The real number comes after somebody has read your statements, and it can move in either direction.
Every other site in this market leads with a rate almost nobody receives. This is what we can tell you honestly before we have seen anything.
We do not quote a figure before we have seen how a business trades.
Filed accounts describe a year that has already finished. The bank account shows where you are now, and the last three months carry most of the weight.
So we ask two questions. How much, and what for. Then six months of statements, which takes five to seven minutes from a banking app.
After that you get a straight answer. What is realistically available, and if the answer is no, the reason why.
On unsecured lending, paid by the lender on completion. On property, a fee agreed with you up front.
We take on a limited number of cases, so we are direct about fit.
This is unsecured lending. Property finance is assessed on the asset, the transaction and the exit.
This works if
All four must be trueA UK limited company
£360,000 a year through the business account
At least two years of trading history
A defined purpose for the funds
This does not work if
Any one of these ends itPre-revenue or newly trading
Adverse credit or returned payments
An amount the trading cannot service
The same case running with other brokers
We work from the bank account, not the filed accounts. That is how most lending partners underwrite, and it is the only document we need to give you a straight answer.
Either way you will know quickly.
Send six months of statements and you will know where you stand, usually the same day.
