FacilitiesProperty Finance

Property Finance

Two facilities. One for a transaction, one for a portfolio.

Funding11 arranges short-term property finance for investors and developers. Both facilities are secured against property and decided on the specifics of the asset, so neither produces an automated figure.

Which one you need

Bridging Finance

from £150,000

For a single transaction with a date on it: an auction purchase, buying before selling, releasing equity, or a deal another lender has pulled out of. Repaid on sale or refinance.

Size is decided on the asset and the exit.

Portfolio Credit Facility

from £250,000

For investors who already hold property. A facility drawn against its equity, available when a purchase comes up rather than arranged after it.

Draw, repay and draw again, with interest only on what you draw.

What we lend against

Residential investment

Residential property held as an investment, not lived in.

Commercial

Offices, retail, industrial and other commercial property.

Mixed use

Commercial and residential in one building, such as a shop with flats above.

HMOs

Houses in multiple occupation.

Land with planning

Land that has planning permission.

Land without planning

Land without it, assessed on the exit like any other case.

Both facilities are for property held for business or investment purposes, by an individual or a property company (an SPV). We lend across the UK; Northern Ireland is harder for every lender, and we tell you early where a case is affected. A property you live in is a residential mortgage, and we do not arrange those.

How it is decided

On the property and the exit, not on turnover. What it is worth, what is already secured against it, and how the borrowing is repaid.

The exit has to be firm: a sale or a refinance with evidence behind it. Loan to value follows the property and how complex the deal is, so there is no standard figure, and it is confirmed after valuation.

How a case runs

  1. You tell us the property, the transaction and the exit

What it is, what is happening to it, and how it is repaid.

  2. We take it to a lending partner we know

Not a panel. Indicative terms come back, and they are not final until after valuation, which is why the lending partner matters.

  3. You decide, and then the valuer is instructed

The valuation fee only arises once you have seen indicative terms and chosen to go ahead.

  4. Valuation, legal work, funds

Around 28 days from submission to completion on a bridge, and a case with a hard date is run against it.

What it costs, and what we need

Our fee is agreed with you up front. The valuation fee comes later, after indicative terms. Rates depend on the property and the lending partner.

The documents for the deal: whatever you are buying or hold, which depends on the case. We run our own due diligence, so you are not asked to prove everything at the start.

Tell us the property, the transaction and the date it has to happen by.

Secured against property. Property given as security may be repossessed if repayments are not maintained.
